Role & responsibilities . Operations & Facility ManagementThe candidate is essentially the "Guardian" of the physical assets. Their goal is zero downtime and high safety standards.
- Preventive Maintenance
- Scheduling regular checks for ACs, plumbing, geysers, and electrical systems across all properties.
- Vendor Management
- Coordinating with electricians, plumbers, and internet service providers to ensure quick fixes.
- Inventory Control
- Managing stocks for toiletries, linens, cleaning supplies, and pantry items to avoid last-minute shortages.
- Safety Compliance
- Ensuring fire extinguishers are serviced, CCTV is functional, and PG-specific security protocols are followed.
- Housekeeping & Staff Leadership will be managing the team that does.
- Rostering
- Creating shift schedules for cleaners and security guards to ensure 24/7 coverage (especially for the PG).
- Quality Control
- Conducting "white-glove" inspections of Airbnb units before guest check-ins to ensure 5-star cleanliness.
- Training
- Training staff on hospitality etiquette, hygiene standards, and the efficient use of cleaning chemicals.
- Customer Service & Guest RelationsThis is the "Face of the Brand" role. The tone changes between the short-term Airbnb guest and the long-term PG resident.
Airbnb Experience: Managing check-ins/check-outs, providing local recommendations, and responding to platform messages within minutes to maintain "Superhost" status.
- PG Resident Management
- Handling monthly rent collections, documenting resident onboarding (KYC), and resolving roommate conflicts or grievances.
Issue Resolution: Acting as the first point of contact for complaints (e.g., "The Wi-Fi is down" or "The neighbor is noisy") and resolving them with empathy and speed.
Administrative & Financial Oversight
- Billing
- Tracking electricity bills for the PG and utility costs for the Airbnbs.
- Reporting
- Providing weekly updates to you regarding occupancy rates, major repair expenses, and guest feedback trends.
- Compliance
- Maintaining guest registers (Form C for foreigners if applicable) and ensuring PG regulations are met.
Preferred candidate profile . Core Qualifications
- Education
- Minimum of a Bachelors Degree. A degree in Hotel Management, Hospitality, or Business Administration is highly preferred.
- Experience
- 5-10 years of professional experience.
Ideal backgrounds: Assistant Front Office Manager, Facility Manager, Senior Operations Executive in Co-living spaces, or Property Manager for premium serviced apartments.
Language Proficiency: Must be fluent in Malayalam (to manage local staff and vendors) and English (for Airbnb guest communication and reporting). Proficiency in Hindi or Tamil is a significant plus.
Technical & Professional Skills
- Multi-Property Management
- Proven ability to oversee logistics across different geographic locations simultaneously.
Tech Savviness: Comfortable using Airbnb/Booking.com dashboards, property management software (PMS), and digital payment tools (UPI, banking apps).
Vendor Network: A pre-existing understanding of how to source and negotiate with local maintenance contractors (plumbers, electricians, painters).
- Conflict Resolution
- Experience in de-escalating "high-stress" situations, such as difficult guest check-ins or disputes between PG residents.
Soft Skills & Behavioral Traits
The "Owner" Mindset: We are looking for someone who treats the property as their ownnoticing a fused bulb or a dusty corner before a guest does.
- Adaptability
- The ability to switch tones from a formal, professional Airbnb host to a firm, rule-enforcing PG warden.
- High Integrity
- Since they will handle cash/rent collections and high-value assets, a clean professional track record is non-negotiable.
- Crisis Management
- Calm under pressure—especially when dealing with midnight emergencies like power failures or water shortages.
Physical & Logistical Requirements
- Mobility
- Must possess a valid driver’s license willing travel between the various Airbnb properties and the PG unit.
- Availability
- Willingness to be "on-call" for emergencies, as hospitality is a 24/7 industry.
- Pay
- ₹300,000.00 - ₹380,000.00 per year
